They kept the space spotless and hygienic (always cleaning up after cooking, understanding things like allergens, mould, and hand hygiene), treated the home with care, and used everything mindfully — from kitchenware to shared spaces. ✔️ Bed cleanliness - You clean your bedding every 2 weeks so it is dust-mite, bed mite and allergen-free for the next tenant. Students have told me horror stories of other landlords who did not educate students about the importance of keeping their bed clean for the next person. Did you know you lose 1 - 2L of body liquid into your bed when you sleep? Did you know 1/3 of your pillow's weight comes from dust-mites that were feeding off your dead skin cells daily after a couple of years? Bonus points if you understand the importance of good bed hygiene (machine washing weekly/fortnightly and using pillow/mattress protectors) and are committed to being ultra considerate for the sake of the next tenant who uses your bed.

Property viewings are by invitation only, as I use a screening process to make sure the home is the right fit for everyone. If you’ve read this listing carefully and feel aligned with the lifestyle and values described, I’d love to hear from you.

If you’re overseas, you’ll receive online inspection videos of the property. Make sure to email me first the dates you wish to move in (start and finish) before filling out the form. Also, if you can book an evening flight that arrives in the evening, this would be easier for me to be home to welcome you.

Tip: If you know friends from your home country or university who will also be going on international exchange, I strongly recommend applying together to live in the same house. Otherwise, you may be paired with a random international student, which doesn’t always lead to the best living experience. From my experience, students tend to be happier and more comfortable when they already know each other or share a similar cultural or university background.

What I have advertised is exclusively for uni students and is far *below* the valuation and price for my area and property. For context, one room rents out for $500+ per NIGHT ($3500 per week per room) on Airbnb when my account is live - so the advertised price is peanuts for where I live (on the sand), and only temporary. *This is the last 6 - 12 months I'll be offering my Rose Bay home to uni students. *

Hi! I’ve been hosting UNSW international students for just over a year and a half with 5 star reviews online, and some of my favourite moments were with the German and American students. I loved having heartfelt conversations with them in the kitchen. They were true homebodies who treated my place like their real home, with respect and care, rather than just a crash pad. With them, my home had a completely different vibe - warm, homely, and loving. It brought me so much joy to host them, share dinners, and enjoy that sense of connection together.

I’m a Sydney local and have been lucky to call beautiful Rose Bay home for over 10 years. My journey has been a blend of logic and creativity - I started out as a lawyer, but now I work as a scientist in R&D within the manufacturing industry. Alongside this, I’m also a creative artist and music composer (mostly EDM and screen). I tend to work very long hours as I'm working on multiple projects, including on weekends. I split my time between being out during the day and working from home (my schedule varies throughout the year).

When I’m not working, you’ll usually find me outdoors - whether on the sand or in the park - grounding out and connecting to nature. I’m deeply invested in self-growth, mindfulness, seeking truth and living a balanced, healthy life. Much of my free time is dedicated to inner work - meditation, energy healing, reflection, and exploring wellbeing beyond the surface.

I believe understanding ourselves internally is just as important, if not more so, than chasing external achievements like success, money, or outward appearances. So, you won’t find me caught up in materialism or image - rather, I value authenticity, kindness, and simplicity. You'll find me walking around make-up free, in simple singlets and tracksuit pants, down to earth, unconcerned with the latest fashion/vanity trends.

I’m a big fan of Eastern philosophies - yoga, tai chi, and traditional wellness practices - and if you asked me, I might just be a bit of a hippie at heart. I love trees, animals, nature, connecting to the earth, and following my heart with kind and open-minded people. Life for me is simple and intentional. I adore sunshine, fresh organic food (when I can), animals, and spending time composing music. My neighbour of many years told me they thought I was 24 years old recently (OMG! ) But yes, I am into a holistic lifestyle and that's why I look younger.

You won’t find me clubbing or drinking - I’d much rather be immersed in creativity, self-awareness, or soaking up a peaceful sunset. I’m not into small talk (about celebrities etc), but I truly come alive in deep, meaningful or heart-felt conversations - whether about health and healing, self awareness, life purpose, emotional balance, the universe, changes and shifts on the planet economically, politically, environmentally, spiritually or how to live more naturally and authentically.
