• Your bedroom currently has a new queen bed, mattress, side table and bookcase, as well as a very large built-in wardrobe.
• I am happy to provide a student desk and chair as well if required.
• You have an adjacent bathroom that would be for your use
• It is directly next to the bedroom and features a separate shower, toilet.
It has an open vanity / basin area (Also used by guests)
• The house has two decent living areas front and back- and in the middle is a large kitchen.
• There is a laundry in the garage and a clothesline
• An L-shaped yard with a back balcony & outdoor furniture.
• My house also has reverse cycle ducted air conditioning
• You will have shared use of all kitchen equipment, utensils etc laundry and linens, towels & bedding are also supplied.
• I expect ALL shared areas to be kept clean and tidy.
• I am looking for a responsible, quieter person, that is clean and neat, who will spend most of the day at Uni or studying
( I also live and work from home as an older businesswoman)
You will need a car, as transport in Sandy Beach is not close/ easy to get to Southern Cross Uni/TAFE (about a 25 min drive in to Coffs)
(There is the 'Woopi Connect' bus that can take you to anywhere from Emerald Beach to Woolgoolga (and as far as Corindi) to do shopping / eat out etc that is available to be booked and reasonably priced:

The Coffs Harbour bus service is only infrequent here, so a car is a must.

This is a quiet residential neighbourhood perfect for studying, walks, time spent on the beach and in the surf, as well as great local cafes & restaurants - and the perfect spot for someone that wants some nature as well as study in their life!
I will include water, electricity (but I do expect responsible usage) and WiFi
I would want 2 weeks rent in advance ($500) as security
I am flexible for shorter term to longer stays , depending on the applicant. We can discuss.
I am open to female or male students, but being quieter, clean & respectful is a MUST.
(I speak a little Italian & French if you are an international student)
